Muscat : This figure includes RO 29 million in real estate mortgages and RO 36 million in sales contracts. The trading value marked an 80 percent increase compared to the previous quarter, which stood at RO 36 million, showcasing a vibrant and thriving real estate market.
The Wilayat of Salalah emerged as the dominant force in real estate activity, accounting for 63 percent of the total value in mortgages and a staggering 92 percent of the total value of sales contracts. This underscores Salalah’s standing as the focal point for real estate investments in the Dhofar Governorate.
Sultan bin Hamad Al Ghafri, Director General of the Directorate General of Housing and Urban Planning in Dhofar, highlighted the collaborative efforts between public and private sectors to address the growing needs of the population. Over 150 meetings were held in 2024, focused on accelerating the implementation of key development projects aimed at enhancing urban and housing infrastructure.
A key project in the region is the ‘Future City of Salalah’, an ambitious urban development project that aims to transform the region with modern technologies and sustainable designs. The city, covering an area of 7 square kilometers, will feature around 12,000 housing units, accommodating up to 60,000 residents. The development will prioritize green spaces, with 2.5 million square meters dedicated to open spaces, gardens, and recreational areas, including a seafront designed to offer flexibility to adapt to varying climates.
The Ministry of Housing and Urban Planning is also advancing the Salalah Master Plan, a monumental project that seeks to create an integrated spatial plan for the region, covering over 427 million square meters from Salalah to the Wilayat of Taqah. The plan is designed to accommodate more than 480,000 people and is expected to play a key role in shaping the future of the city and the governorate.
Additionally, the Ministry has collaborated with the Ministry of Agriculture, Fisheries, and Water Resources on the Najd Agricultural City project. Strategically located near the borders with Saudi Arabia and Yemen, this project is expected to enhance regional economic integration. The agricultural city will contribute to food security by producing enough to feed over 18,000 people annually.
In support of urban development and investment, Dhofar Governorate saw the signing of 204 usufruct contracts in 2024, with the agricultural sector leading the way with 179 contracts. These contracts, valued at over 163,000 Omani riyals, represent an effective tool for attracting investments and promoting growth in the agricultural, commercial, and industrial sectors.
The Ministry of Housing and Urban Planning is also committed to enhancing family and social stability in the region, allocating RO 2.9 million for housing assistance. This includes the construction of 67 new housing units, the purchase of 39 units, and substantial maintenance work on 52 homes in the Al-Hallaniyat Islands, with a budget of more than OMR 4 million.
One standout development is the Al Shorouk Residential District, a modern, integrated housing project covering 324,000 square meters, with 40,000 square meters of green spaces. This RO 35 million investment, in collaboration with Al Dhahab Real Estate Development Company, includes 558 residential units, a commercial center, cultural facilities, and essential amenities to create an ideal living environment for Omani families.
These ongoing and future projects illustrate the dynamic urban development in Dhofar Governorate, positioning it as a rapidly growing hub for real estate, investment, and sustainable living.
